A mid-tenancy inspection can help uncover potential issues before they become costly. Even the tenant just knowing that an independent inspection will take place can be a powerful reminder of the their responsibility to look after the property.
So - what do we
do? For our standard inspection we will enter each habitable area of the property, and look for any obvious signs of damage or miss-use. We'll usually take a small selection of general photos for reference (as long as the tenant does not object), and we also take more specific pictures of any areas of interest or concern - to help ensure the reader of the report has a good understanding of how well (or not) their investment property is being cared for.
For a standard inspection we do NOT take a copy of the original inventory with us, but certainly can do this for a more thorough inspection. This type of inspection is less common, and will look for damage and miss-use, but also look for changes in fixtures and decoration.
